The appraisal is the lender’s check, not yours. A low appraisal means the buyer has to make up the gap in cash, renegotiate, or cancel. Ask your agent how common appraisal<\/a> gaps have been in your target price range and neighborhood<\/a>.<\/p>\n

Negotiation works best when it is quiet and well-prepared<\/a>. Before you make an offer, find out whether there are other offers on the table or offers that have already fallen through. A listing that has been relisted after a cancellation<\/a> is a fundamentally different negotiation than a property that is drawing multiple showings<\/a> every day.<\/p>\n

For buyers with a real reason to be in a specific<\/a> place for the foreseeable future, this market is more navigable than the headlines suggest. The homes that are right for a specific buyer’s actual needs are still moving. They are going to the buyers who treated the process like the major financial decision it is.<\/p>\n

The buyers who come out ahead in this market are not the ones who waited for perfect conditions<\/a>. They are the ones who understood what they could afford and moved with confidence. The most useful thing you can do today is look at homes for sale near you<\/a> and see whether the numbers work for your situation.
