Beware The Housing Scam<\/strong><\/p>\n

The real estate market does not move in one direction nationwide. It never has. What is happening in Austin is not what is happening in Cleveland. What is true for a three-bedroom in the suburbs of Dallas has almost nothing to do with a two-bedroom in San Francisco. Before you do anything else, narrow your focus to the specific market<\/a> you are shopping in and stop reading national<\/a> headlines<\/a> as if they apply to you personally.<\/p>\n

In markets where new construction<\/a> has been active, prices have pulled back. Several Sun Belt metros<\/a> that boomed during the pandemic have given back a portion of those gains. But those are the exceptions. Most markets are not working from excess; they are working from scarcity<\/a>.<\/p>\n

Affordability, by the standard measure of what share of median household income goes toward the monthly payment on a median-priced home, is near its worst level since the early 1980s. That is a real problem, and it is not going away quickly. A market can stay unaffordable for longer than most buyers expect to wait. What it means, practically, is that the pool of qualified buyers is smaller than it was three years ago.<\/p>\n

Before you look at a single listing, get your financing fully sorted. Not a rough estimate. Not a verbal confirmation from a loan officer you met once. A full pre-approval based on verified income, tax returns, bank statements, and a hard credit pull. Without that letter, you are not a buyer, you are a browser.<\/p>\n

The appraisal is the lender’s check, not yours. A low appraisal<\/a> means the buyer has to make up the gap in cash, renegotiate, or cancel. Ask your agent how common appraisal<\/a> gaps have been in your target price range and neighborhood.<\/p>\n

Budget two to four percent of the purchase<\/a> price for closing costs, on top of your down payment. First-time buyers are sometimes surprised<\/a> by how much cash is required beyond the down payment itself. Ask your lender for a Loan Estimate with a realistic purchase price so the numbers reflect what you are actually going to face.<\/p>\n

Real estate is illiquid. Buying and selling inside two years is almost always a money-losing proposition once you account for the full cost of both transactions. None of that means do not buy. It means be honest about your time horizon<\/a> before you commit.<\/p>\n

Real estate rewards preparation more than it rewards timing<\/a>. Waiting for a better market is a reasonable position<\/a> only if your personal situation supports it, otherwise you are just paying rent while prices hold.
