In markets where new construction has been active, prices have pulled back. Markets<\/a> that overheated fastest have cooled most noticeably. But those are the exceptions. Most markets are not working from excess; they are working from scarcity.<\/p>\n

Affordability, by the standard measure of what share of median household income goes toward the monthly payment on a median-priced home, is near its worst level since the early 1980s. That is a real problem, and it is not going away quickly. That measure being at a historical extreme does not automatically produce a correction. What it means, practically, is that the buyer who can close confidently has more leverage than the headline<\/a> numbers suggest.<\/p>\n

Your credit score affects your rate more directly than most buyers realize<\/a>. A score of 760 or above typically qualifies for the best rate tier most lenders offer. If your score has room to improve, talk to your loan officer about specific steps to raise it before you apply formally<\/a>.<\/p>\n

If the report surfaces findings that change the financial picture of the deal, you have real choices, and walking<\/a> away is a legitimate<\/a> one of them. You can ask the seller to repair specific<\/a> items before closing. Signing off on a failing roof or a bad HVAC system is not the same house you made an offer on.<\/p>\n

Budget two to four percent of the purchase price for closing costs, on top of your down payment. First-time buyers routinely underestimate this number. Ask your lender for a Loan Estimate with a realistic purchase price so the numbers reflect what you are actually going to face.<\/p>\n

Real estate is illiquid. Transaction costs, agent commissions, and closing fees mean you typically need three to five years just to break even on a purchase. None of that means do not buy. It means be honest about your time horizon before you commit.<\/p>\n

Buyers who take the time to do their homework tend to find that the market is more navigable than the headlines suggest.
