Homeowners who locked in three percent mortgages in 2020 and 2021 have almost no incentive to sell, which means the correction that many analysts were expecting simply did not materialize the way the data suggested it should.<\/p>\n

Here is what that creates for someone with solid credit and a real pre-approval in hand: more room to negotiate than the market’s reputation suggests. The panic buyers<\/a> are gone. The buyers who showed up with letters waiving inspections<\/a> and offering a hundred thousand over asking have mostly sat back down. Price matters, but terms matter too. A longer closing window, a shorter inspection period, a larger earnest money deposit, or willingness to do a rent-back period<\/a> can all tip a deal in your favor without you spending an extra dollar on the purchase price.<\/p>\n

Real estate is illiquid. Transaction costs, agent commissions, and closing fees mean you typically need three to five years just to break even on a purchase<\/a>. None of that means do not buy. It means be honest about your time horizon before you commit.<\/p>\n

Buyers who take the time to research properly tend to find that opportunities<\/a> exist even when conditions look difficult<\/a> on paper. Spending twenty minutes with current homes for sale and market analytics<\/a> is a better use of your time than waiting for conditions that may never arrive.
