Negotiation works best when it is quiet and well-prepared. Before you make an offer, find out whether the price has been reduced and by how much. A listing that has been relisted after a cancellation is a fundamentally<\/a> different negotiation than a fresh listing in a neighborhood<\/a> where homes sell in under a week.<\/p>\n

Real estate is illiquid. Buying and selling inside two years is almost always a money-losing proposition once you account for the full cost of both transactions. None of that means do not buy. It means be honest about your time horizon before you commit.<\/p>\n

The buyers who come out ahead in this market are not the ones who waited for perfect conditions<\/a>. They are the ones who got their finances<\/a> in order early.
