Every few years the housing market rewrites the rules, and buyers who learned the last set of rules show up unprepared for the new ones. Right now, the rules have changed more than they have at any point in a generation<\/a>. The buyers who understand that are finding deals. The ones who do not are making expensive mistakes.<\/p>\n

In markets where builders have added meaningful supply<\/a> in recent years, prices have pulled back. Phoenix, Austin, and parts of Florida saw corrections of ten to fifteen percent from peak levels in some submarkets. But those are the exceptions. Most markets are not working from excess; they are working from scarcity.<\/p>\n

Affordability, by the standard measure<\/a> of what share of median household income goes toward the monthly payment on a median-priced home, is near its worst level since the early 1980s. That is a real problem, and it is not going away quickly. That measure being at a historical extreme does not automatically produce a correction. What it means, practically, is that fewer people<\/a> can compete<\/a> for each property<\/a>.<\/p>\n

Shop more than one institution, because the spread in rates and costs is real. A 0.25 percent gap between two lenders’ quotes adds up to tens of thousands of dollars over the life of most home loans. Lender fees<\/a> vary too. Request itemized<\/a> fee schedules so you can compare apples to apples.<\/p>\n

If the report surfaces problems that go well beyond normal wear and tear, you have three options, not one, and walking away is a legitimate one of them. You can ask the seller to repair specific<\/a> items before closing. The one thing to avoid is accepting everything uncritically<\/a> because you are afraid of losing the deal.<\/p>\n

Price matters, but terms matter too. The buyer who calls the listing agent before submitting, asks what matters to the seller, and builds the offer around that information wins more often than the buyer who simply goes the highest.<\/p>\n

Real estate<\/a> is illiquid<\/a>. Buying and selling inside two years is almost always a money-losing proposition once you account for the full cost of both transactions. None of that means do not buy. It means be honest about your time horizon before you commit.<\/p>\n

Buyers who take the time to prepare before they start looking tend to find that opportunities exist even when conditions<\/a> look difficult<\/a> on paper. Current property listings and market tools at real estate listings and data<\/a> are worth bookmarking before you make any major moves.
