Phoenix, Austin, and parts of Florida saw corrections of ten to fifteen percent from peak levels in some submarkets. But those are the exceptions. Most markets are not working from excess; they are working from scarcity.<\/p>\n

Affordability, by the standard measure<\/a> of what share of median household income goes toward the monthly payment on a median-priced home, is near its worst level since the early 1980s. That is a real problem, and it is not going away quickly. That measure being at a historical extreme does not automatically produce a correction. What it means, practically, is that the pool of qualified buyers is smaller than it was three years ago.<\/p>\n

Your credit score<\/a> affects your rate more directly<\/a> than most buyers realize. The difference between a 680 score and a 760 score can mean a half-point<\/a> or more in rate. If your score has room to improve, pull your reports, find the issues, and address them before you start shopping seriously.<\/p>\n

The inspection is where the marketing copy meets reality<\/a>. Be there with the inspector and ask questions throughout. A good home inspector<\/a> will walk you through what they are finding<\/a> as they go, and you will learn more about the property in three hours than in any number of showing visits.<\/p>\n

A seller with a specific need will sometimes take less money from a buyer who gives them what they actually want. Deal structure has won more competitive situations than overbidding<\/a> has.<\/p>\n

Real estate is illiquid. Transaction costs, agent commissions, and closing fees<\/a> mean you typically<\/a> need three to five years just to break even on a purchase. None of that means do not buy. It means be honest about your time horizon before you commit.<\/p>\n

Real estate rewards preparation<\/a> more than it rewards timing<\/a>. The market does not wait for the ideal moment, and neither should buyers who have done the work.
