What it means, practically, is that the pool of qualified buyers<\/a> is smaller than it was three years ago.<\/p>\n

Before you look at a single listing, get your financing fully sorted. Not a rough estimate. Not a verbal confirmation from a loan officer<\/a> you met once. A full pre-approval based on verified<\/a> income, tax returns, bank statements, and a hard credit pull. Without that letter, you are not a buyer, you are a browser.<\/p>\n

The inspection<\/a> is where the marketing copy meets reality. Be there with the inspector and ask questions throughout. A good home inspector<\/a> will walk you through what they are finding as they go, and those few hours will shape your understanding of the home for as long as you own it.<\/p>\n

Negotiation works best when it is quiet and well-prepared. Before you make an offer, find out whether there are other offers on the table or offers that have already fallen through. A listing that has been relisted after a cancellation is a fundamentally different negotiation than a fresh listing in a neighborhood where homes sell in under a week.<\/p>\n

For buyers with a stable income, a down payment of at least ten percent, and a concrete plan to stay in the home for at least five years, this market is full of opportunity that distracted<\/a> or impatient buyers miss. The homes that are right for a specific buyer’s<\/a> actual needs are still moving. They are moving to buyers who showed up prepared.<\/p>\n

Real estate rewards preparation more than it rewards timing. Nobody consistently calls the top or the bottom of a market, but buyers who show up informed and financially ready<\/a> close deals<\/a> in every cycle. A look at real estate listings and pricing data<\/a> in your target area costs nothing and tells you a great deal.
