There is a version of the housing market story that gets told over and over, and it goes like this: prices are high, rates are high, nothing is affordable, and the only people buying are the ones with cash. That version is not wrong, exactly. It is just incomplete<\/a>.<\/p>\n

In markets where new construction has been active, prices have pulled back. Markets<\/a> that overheated fastest have cooled most noticeably. But those are the exceptions. Most markets<\/a> are not working from excess; they are working from scarcity.<\/p>\n

Affordability, by the standard measure of what share of median household income goes toward the monthly payment on a median-priced home, is near its worst level<\/a> since the early 1980s. That is a real problem, and it is not going away quickly. That measure being at a historical extreme does not automatically produce a correction. What it means, practically, is that fewer people can compete<\/a> for each property.<\/p>\n

Shop at least three lenders before you commit to one. A quarter-point difference<\/a> in your interest rate adds up to real money that most buyers leave on the table by taking the first offer they receive. Lender fees vary too. Do not compare rate quotes without also comparing origination<\/a> fees, points, and closing costs.<\/p>\n

If the report surfaces significant deferred<\/a> maintenance or structural issues, you have real choices, and walking away is a legitimate one of them. You can walk away if the scope of the problems makes the agreed price no longer reasonable. What you should not do is panic and waive your right to negotiate.<\/p>\n

Negotiation works best when it is quiet and well-prepared. Before you make an offer, find out whether there are other offers on the table or offers that have already fallen through. A listing that has been relisted after a cancellation is a fundamentally different negotiation<\/a> than one that just hit the market at an aggressive<\/a> price.<\/p>\n

For buyers with a stable income, a down payment of at least ten percent, and a concrete plan<\/a> to stay in the home for at least five years, this market is workable, even if it is not cheap or easy. The homes that meet real criteria at a realistic price are still moving. They are going to the buyers who treated the process like the major financial<\/a> decision it is.<\/p>\n

Buyers who take the time to research properly tend to find that the market is more navigable than the headlines<\/a> suggest. Before you commit to a direction, browsing homes for sale and market resources<\/a> can sharpen<\/a> your picture of what is actually available in your price range.
